Plan B: Standard MLS Listing Service with photography & Transaction Management ($499 upfront $1,000 at closing)
$1,499 total if home closes
Includes:
  • One-Time non refundable $499 upfront fee to get started with professional photography & the mls input service
  • Local MLS Listing (Stellar MLS) for Manatee or Sarasota Counties
  • Any buyer related concessions or commissions set by you
  • Up to 50 photos to be uploaded to mls through the photographer's portal (we will upload for you)
  • Listed on major real estates sites such as Realtor.com, Zillow, Trulia, Homes.com, RealEstate.com, & other top real estate websites
  • All Florida FAR-BAR Disclosures (required), contracts, addendums are included with our transaction services (we will complete them for you but you must complete the required seller's disclosure questionnaire), includes use of electronic signatures. You must have email.
  • Use of showing time app via text or email for appointments
  • Unlimited changes to your listing (must be requested by email)
  • listing will be active 24-48 hrs after receiving all your paperwork via email
  • Any inquiries or offers are forwarded to you
  • Digital sales flyer that you can print & use for marketing
  • Professional standard still-photography (not including drone unless it's a small property)
  • transaction management services of all standard paper-work (review contract/offer, counter offer, e-signatures) are included in this package. Transaction management does not include professional real estate advice or negotiations. You must use our full service program for that.
  • cancel anytime before property goes "pending" but the upfront fee portion is not refundable. This covers the photography services & our mls input service.
Plan B includes all of the features of plan A PLUS professional photography, a digital sales flyer and transaction management (paperwork). This is a limited listing services with no broker representation or fiduciary responsibilities. This is a flat rate fee for the services listed above. You pay the $499 upfront and the remaining $1,000 fee at closing for a total of $1.499 for all of the services mentioned above.  You handle all phone call inquiries & showings directly, open houses, negotiations...etc. but we handle the transactional paperwork (contract & review paperwork when you receive and/or accept or counter an written offer). We will also handle the e-signatures for acceptance...etc and will submit to your title company for you. We do not attend closing for you since we do not represent you. Title will send the remaining part of our fee to us.

You handle all of your marketing. You will need your own for sale property signs & lockbox. You must sign our paperwork for this limited listing service. If you need extra help, we offer other a la carte services to help you with your sale such as a CMA. You must be able to email us the required completed seller disclosure forms in PDF format. If you later decide to upgrade to full percentage based commissioned services then we will refund the upfront fee through closing only if you are in our in-person service area. If you are unable to e-sign documents and require in-person visits for signatures then please call us to discuss a full service option instead of package A or B.
