This plan is for the experienced seller or for sale by owner/FSBO customer who just needs a little help and wants to have their property listed in the MLS to get maximum exposure to the public and to licensed buyer's agents and have access to blank up to date forms & contract paperwork to complete themselves.
Details:
- One-Time non refundable $99 upfront fee to get started
- Local MLS Listing (Stellar MLS) for Manatee, Sarasota or Pinellas Counties
- You have full control of offering any buyer related concessions or commissions
- Inputting up to 15 photos (provided by you through our portal)
- Listed on major real estates sites such as Realtor.com, Zillow, Trulia, Homes.com, RealEstate.com, & other top websites
- Blank Florida FAR-BAR Disclosures (required), Contracts, Addendums are provided for you to complete
- Use of showing time app via text or email for appointments
- Unlimited changes to your listing (must be requested by email)
- listing will be active 24-48 hrs after receiving all your signed paperwork via email
- any inquiries or offers we may receive get forwarded to you for you to reply to
- all inquiries, leads, offers will be forwarded to you to respond to directly
- cancel anytime before property goes "pending" but the small upfront $99 fee portion is not refundable.
This is a limited listing services with no broker representation or fiduciary responsibilities or listing commissions. You only pay the $99 upfront and the remaining $495 fee at closing for a total of $594. You handle showings, open houses, negotiations, offers & paperwork. You will need your own signs, flyers & lockbox. You must sign our paperwork for this limited listing service. If you need extra help, we offer other a la carte services such as transaction management to help you with your sale. You must be able to email us the required completed seller disclosure forms in PDF format. If you later decide to upgrade to full commissioned based service then we will refund the upfront fee through closing if we serve your area.
